Behind the Open House: How I Market Your Home Before Buyers Ever Walk Through the Door
Behind the Open House: How I Market Your Home Before Buyers Ever Walk Through the Door
When most people think about an open house, they picture a Realtor unlocking the front door, putting out a few brochures, and waiting for buyers to walk in.
The reality?
A successful open house begins long before the first visitor arrives.
As a Realtor, one of the questions I hear most often from sellers is:
"What exactly do you do to prepare for an open house?"
The answer is simple:
Quite a bit.
For me, an open house isn't just a two-hour event on a Saturday or Sunday afternoon. It's the result of thoughtful planning, strategic marketing, neighborhood outreach, and countless details working together to give your home every opportunity to stand out.
At Carrie Baker & Associates, we believe every listing deserves more than simply being placed on the MLS. It deserves a customized marketing plan designed to generate excitement before the front door ever opens.

Client Success Story
Every home deserves a marketing strategy designed to generate excitement, attract qualified buyers, and achieve the strongest possible result. My goal is to create that momentum from day one—and my clients have experienced the difference firsthand.
One recent seller shared their experience:
"Julie was awesome—we sold our house fast and way over asking! She nailed the pricing right from the start and had killer marketing that got people coming through the door. We had 10+ offers in one weekend and were in escrow in days! When you sell the largest asset most of us will ever own, you want someone who is knowledgeable, tenacious, and wise. Julie was all these things and more. We can't recommend her enough!"
— The Botkins, Zillow Review (Santee Home Sellers)
This is exactly why I put so much effort into preparing every listing before the first open house. From strategic pricing and professional marketing to neighborhood outreach and follow-up, every step is designed to maximize exposure and help my clients achieve the best possible outcome.
My Favorite Marketing Strategy Starts With the Neighbors
Believe it or not...
One of my favorite parts of preparing for an open house has nothing to do with the house itself.
It starts by walking the neighborhood.
A few days before your home officially hits the market, you'll often find me knocking on the doors closest to your listing.
Don't worry...
I'm not selling anything.
Instead, I'm personally inviting neighbors to the open house.
I usually say something like,
"Come to the party!"
or
"We're having a gathering for all the nosy neighbors."
That always gets a laugh.
Honestly...
I like the nosy neighbors.
They're fun to meet.
They tell me how the floor plans compare, what improvements they've made over the years, and what they love about living there.
But here's the real reason I do it.
Neighbors are some of your home's best marketers.
They know friends.
Family.
Coworkers.
Adult children hoping to move closer to parents.
People who've been waiting months—or even years—for a home to become available in the neighborhood.
By personally inviting them, we're expanding your home's exposure beyond the buyers already searching online.
Creating Excitement Before Your Home Goes Live
An open house doesn't begin on Saturday morning.
It begins weeks earlier.
Before your home is listed, we work together to determine which improvements will make the biggest impact.
Sometimes that's fresh paint.
Sometimes it's landscaping.
Sometimes it's staging.
Sometimes it's simply rearranging furniture and decluttering.
My goal isn't to spend unnecessary money.
It's to maximize your home's appeal.
Once your home is ready...
That's when the marketing begins.
Professional photography.
Professional video.
Custom marketing materials.
Social media campaigns.
Email marketing.
MLS exposure.
Neighborhood invitations.
Every detail is designed to create excitement before buyers ever step inside.
Why Social Media Matters
Today's buyers don't always discover homes by searching Zillow.
Many first see them while scrolling Instagram or Facebook.
That's why every listing receives strategic social media promotion designed to reach:
- Buyers
- Neighbors
- Past clients
- Friends
- Local community members
Many visitors come to open houses simply because someone they know shared the listing.
The more people talking about your home...
The greater the opportunity to attract the right buyer.
Making Buyers Feel at Home
Once the doors open...
My focus shifts.
I want every visitor to feel comfortable exploring the home.
Before anyone arrives, I make sure:
- Professional brochures are available
- Directional signs are placed throughout the neighborhood
- Every room is presented beautifully
- Important property information is ready
- Questions can be answered immediately
As buyers walk through the home, I share details they may not notice on their own.
Recent upgrades.
Neighborhood highlights.
School information.
Community amenities.
Potential possibilities.
I'm also paying attention to buyer reactions and gathering valuable feedback to share with my sellers afterward.
The Open House Is Just the Beginning
Many people think the work ends when the open house is over.
In reality...
That's when another important phase begins.
I personally follow up with:
- Interested buyers
- Real estate agents
- Potential second showings
- Questions about the property
If offers come in, I help my clients evaluate much more than price.
We consider:
- Financing
- Contingencies
- Closing timelines
- Overall strength of each offer
The goal is to help my sellers make confident, informed decisions.
More Than Unlocking the Front Door
Anyone can unlock a house.
My job is to create excitement around your home.
To build relationships.
To market strategically.
To showcase your home's best features.
To negotiate confidently.
And ultimately...
To help you achieve the best possible result.
Selling a home is one of the biggest financial decisions you'll ever make.
I believe every listing deserves energy, creativity, thoughtful planning, and a Realtor who's willing to go the extra mile.
